Surveys and Inspections on New Homes
Whether the property you buy is to rent out or to live in yourself, you’ll need
to get all the proper inspections to make sure you are not about to buy
something that will cost you more than it’s worth to fix up. The three most
important inspections and surveys are the pest inspection, property survey and
building inspection.
A pest inspection will not only assure you that there are no termites present,
but that any former termite damage has been fixed. Cockroach and borer problems
also need to be fixed. Once a house is sprayed for one particular type of pest,
it often solves another. E.g., spraying for spiders often gets rid of ants and
cockroaches too.
Building inspections are important to tell you whether the house is structurally
sound. Age, subsidence and shoddy workmanship and poor quality materials all
contribute to structural problems. Drainage is another thing that should be
checked. Property surveys will check that you are actually getting what the
contract says you are getting. Easements, right of way, restrictions and
boundary lines should all be checked with a property survey. Other surveys such
as mining, engineering and hydrographic are less common and only needed in
special areas. |
